The Design-Build Process
1. Initial consultation
We visit the property. This is the most important step in the entire process — everything downstream depends on an honest assessment of the site. We look at yard size and shape, access for equipment, slope and drainage, sun exposure, soil conditions, the relationship between the house and the yard, and any constraints — easements, mature trees, existing structures, neighbouring sightlines.
We also talk about how you’ll use the pool. A pool for a young family with frequent entertaining is a different design brief than a lap pool for daily fitness swimming or a quiet plunge pool for a couple downsizing their outdoor space. Budget is part of this conversation too — openly, early, so the design that follows is realistic rather than aspirational.
2. Concept design
We put together a concept: pool placement, shape, size, and depth profile, along with a first pass at decking, coping, and any features under discussion. For larger or more complex projects, this includes a scaled site plan and, where useful, a 3D rendering so you can see the result before committing to it.
This is the stage to push back, ask questions, and change direction. It’s far cheaper to revise a concept drawing than to revise poured concrete.
3. Detailed specification and quote
Once the concept is right, we develop it into a full specification — exact pool dimensions, material and finish selections, equipment list, coping and decking materials, fencing, and any features. This specification is what the quote is built on.
The quote is itemised. You see what the pool structure costs, what excavation costs, what the deck and coping cost, what equipment is included, and what permit handling costs. No bundled lump sum that hides where the money goes, and no vague “approximately” pricing that turns into change orders once work starts.
4. Contract and scheduling
The contract sets out scope, materials, payment schedule, and timeline clearly. We confirm the construction schedule against permit timing — Toronto pool permits typically take 4–10 weeks, and that clock starts the moment drawings are submitted, so we get applications moving as early as possible.
5. Permits
We prepare and submit the Zoning Certificate and Pool Fence Enclosure Permit applications to the City of Toronto, and manage any revision requests through to approval. For larger or more complex projects, this can also include co-ordinating engineering drawings, lot grading approvals, or conservation authority sign-off where the property requires it.
6. Construction
Excavation, pool structure, plumbing, electrical, coping, and decking — sequenced and managed as one continuous project rather than a series of handoffs between separate contractors. Build time varies by pool type: 1–3 weeks for fibreglass, 3–6 weeks for vinyl, 3–6 months for concrete or ICF.

7. Fence, inspection, and fill
The pool enclosure fence is installed to City of Toronto specifications, the City inspects it, and once cleared, the pool is filled and water chemistry is balanced.
